Only 40 miles south of Mammoth and about 4,000 feet lower in elevation, the Bishop area appeals to people that prefer not to live in the snow and enjoy a more temperate climate for most of the year. To get out of the heat in the summer it’s just a short drive up to the mountains where some of the world’s best fishing and hiking trails await you.

In between Bishop and Mammoth is a gorgeous community with amazing views of the Wheeler Crest and the valley below, Swall Meadows. Swall Meadows is unique in that the area includes a wildlife habitat preserve as well as a night sky protection ordinance, keeping it wild and scenic. This is an excellent location to find acreage and build your dream home or find a custom home that is ready for you to move in and relax.

Chalfant, Hamill Valley and Benton are rural desert communities out highway 6 north of Bishop where you may also find acreage, ranchlands, and mostly manufactured and mobile homes. This is an excellent place if you like big views, are on a smaller budget, and don’t mind being 30 or so miles off of the beaten path.

  • Hiking

    Any of the trails out of Lake Sabrina, North Lake or South Lake are worthy. One of my favorites is up out of South Lake up to Long Lake.

  • Biking

    Check out Chipmunk Canyon trails for a fun day of mountain biking in spring, fall and winter. Road bike up to Lake Sabrina late summer or early fall.

  • Fishing

    Bishop Creek and the lakes are all a fisherman’s mecca. These lakes are stocked annually and won’t disappoint. The Lower Owen’s is a local’s favorite accessible most of the year.

  • Site Seeing

    Keough’s Hot Spring is a great place to warm your bones after a day of skiing. Law’s Railroad Museum is a great place to learn about local history and let the kid’s explore.

  • Camping

    Pleasant Valley Campground is on the Lower Owen’s River with epic views of Mt. Tom and The Wheeler Crest.

  • Resorts

    Parcher’s Resort is a great place to stay if you are coming to fish and hike. Cardinal Village is open year round with a charming cafe and gift shop.
